Denver is Lincoln County’s stretch of Lake Norman: the west shore, looking back across open water at the towns on the other side. That geography sets the whole design problem. A lakefront house has two audiences: the street it faces, like every other house, and the water behind it, where the entire rear elevation reads at once and the surface repeats every light back at you. Most lighting plans only account for the first one. We walk both before anything gets quoted.

Away from the shoreline, the golf communities are the other half of the picture. Those homes back onto fairways instead of neighbors, which gives the rear elevation an unusually long sightline after dark and leaves the front to carry the street on its own. Wide lots, deep setbacks, and mature landscaping all argue for the same approach: one continuous, evenly spaced roofline in a single warm color temperature, then trunk wraps and canopy lighting to fill the ground between the road and the house.

Much of Denver is newer construction, and newer construction means straight fascia, the cleanest possible channel for a permanent LED system. The strips sit inside the roofline and disappear in daylight, so the house looks identical to the street and to the HOA. Shoreline, fairway,
and the streets between.

On the water, the design starts from a boat’s-eye view. Coves narrow the sightline and put your neighbors’ lights in the same frame as yours, while an open reach stretches it out until only the strongest, cleanest lines survive the distance. Either way the answer is the same: carry the run the full length of the roof instead of stopping at the corners, keep the spacing honest, and let the reflection do the rest. Docks, boathouses, and the trees along the bank finish the picture.

The golf communities read differently. Fairway frontage means nothing blocks the view of the back of your house for a couple of hundred yards, so a half-finished rear roofline is obvious in a way it never would be on a normal lot. Front elevations there tend to be tall and gabled, with dormers and long eave runs that outline beautifully the moment they are traced.

Inland Denver is newer and flatter in character: straight modern fascia, consistent HOA streetscapes, and a lot of two-story elevations that all want to look like they belong on the same street. That is where a permanent system pays for itself fastest, and where a seasonal display should be a single warm line rather than a loud one. Yes. Takedown and storage are included in every seasonal Christmas light package. We schedule removal after the holidays and store your lights until next season, so you never touch a ladder.
